The Capital Property Group has made a significant shift in its plans for the London Central precinct in Canberra's CBD. Initially, the group had envisioned a mixed-use development, including apartments, a hotel, and commercial spaces. However, the latest updates reveal a revised proposal that focuses solely on commercial aspects.

The National Capital Authority's work approval application details a 12-story building with a unique design. It will feature two levels dedicated to retail, cafes, and restaurants, while the upper floors will accommodate offices. This change comes despite the absence of major tenants, such as Commonwealth departments or agencies, which were initially expected to occupy the space.

The proposal for 40 London Circuit, located at the western end of the former courts' car park, will offer over 18,000 square meters of office space and more than 1,600 square meters of retail area. This decision to remove residential and hotel components from the project has sparked discussions about the future of the London Central precinct.

CEO Stephen Byron assured that the company's experience and time will play a crucial role in attracting Commonwealth tenants. He expressed confidence in the project's ability to meet the needs of potential tenants.

The revised proposal integrates the main building at 60 London Circuit with the new structure, creating a cohesive complex. The building will sit on a two-level podium, with floors connected at levels two to seven, forming a concave structure that will overhang the public plaza. This design aims to maximize natural light and views for occupants.

The 10-level tower will be divided into two sections, one with a curved facade and the other becoming a rectangular structure along London Circuit and Knowles Place. The ground floor will feature a double-height retail space, and level one will include a gym and wellness facilities.

The pedestrian plaza will provide a seamless connection to the courts precinct, enhancing accessibility. A commercial foyer will be located at the western end of Knowles Place, offering easy access to the office tenants.

Sustainability is a key focus, with the building designed to meet Commonwealth lease requirements. It will be all-electric and net-zero carbon, aiming for a 5 Star Green Star rating, 5.5 Star NABERS Energy rating, and potential 6-star ratings for energy and water efficiency. Rooftop solar panels will further contribute to its eco-friendly design.

The development will provide extensive end-of-trip facilities and bicycle parking for staff. The works application also includes modifications to 60 London Circuit and the basement, resulting in increased active frontage, internal reconfiguration, and a revised core plan. Parking has been expanded to 574 spaces, including electric vehicle charging bays and accessible spaces.

This $500 million investment in the CBD represents a significant development in the region. The revised proposal for 40 London Circuit is open for public submissions until February 2, allowing the community to provide feedback and shape the future of this iconic Canberra landmark.
